Property Maintenance and Repairs

Boards are responsible for overseeing the maintenance of integrated property and any board-owned property, and may oversee the maintenance of non-integrated property owned by the proprietor (if this is arranged). For the purposes of this policy, school property includes land, buildings, facilities, furniture, and equipment. School property may be proprietor-owned (integrated or non-integrated) or board-owned.

The board of St Joseph's School maintains school property to keep it in good working order, prolong the life of assets, minimise health and safety risks, and support student learning. We encourage everyone to treat school property with care and respect.

The board, in conjunction with the proprietor, maintains school property to the same standard as comparable state schools (i.e. complying with all relevant legislation, regulations, codes and standards, and any Ministry requirements). We follow all rules and requirements associated with Ministry funding for maintenance of integrated property (i.e. Policy One Funding, Property Maintenance Grant).

The board delegates oversight of property maintenance to the property committee. The property committee reports to the board regularly throughout the year on the condition and maintenance requirements of school buildings and grounds. The board reports to the proprietor on capital maintenance needs.

Property inspections are regularly performed by the staff member(s) responsible for maintenance. School staff should also report any maintenance or hazard concerns as soon as possible so that the school can address these in a timely way.

We make all attempts to identify, eliminate, isolate, and/or minimise property-related health and safety risks. Any hazards and their controls are listed in our hazard register. We address urgent health and safety issues relating to property immediately, in consultation with the proprietor and the Ministry of Education as needed. See Risk Management.

School maintenance planning

The board has a rolling 10-year maintenance plan that ensures we meet regular and cyclical maintenance requirements at the school. The plan is available to the proprietor and the board consults with the proprietor about any major or capital maintenance work that may be needed. The board coordinates the maintenance plan with the proprietor's 10 year property plan.

Electrical maintenance

We ensure all electrical appliances and equipment at the school are safe and well maintained. We also ensure any electrical contractor working at the school is aware of the Ministry safety standards for electrical work in schools. Waste and water management

We manage waste effectively to keep the school tidy and well maintained and comply with all council requirements. We manage wastewater and stormwater discharges according to council requirements. See Managing wastewater and stormwater on school property Website link icon (Ministry of Education).

Property repairs after an incident

We follow the Ministry of Education's guidance for checking school property after a major incident to ensure the property is safe for re-entry and to identify any need for repairs. This may involve:

We consult with the proprietor about insurance and repairs.

If someone deliberately damages school property, the school may seek to recover costs from that individual. This includes deliberate damage by a student.
